Does the club own it outright now ?
Can’t say what valuation there is on it mind

Their said concerts would be held 25 yrs ago yet nit much has materialised
Killers and Take That at Riverside, have Derby ever had any? Makes our argument/ valuation with roof etc much more plausible
They had Rod Stewart as well but again 15 years ago. They have had The Red Hot Chillie Peppers and James Brown. That's the only one I can think of and that was about 15 years ago.
Think how many 'houses' you could build on the Hurworth land - obviously it probs wouldn't get planning permission, but i would imagine that's where most of the value isAs players don't count as financial assets - they must own the Stadium and Training ground to get anywhere like £86m. The £86m looks a bit generous, but after the Derby decision probably correct.
But the training ground is on a long leasehold so I doubt the value is in the land sell on value. I might be wrong but the freeholder will enjoy that.Think how many 'houses' you could build on the Hurworth land - obviously it probs wouldn't get planning permission, but i would imagine that's where most of the value is
