New Teesside Park Bus / Rail station

If it happens, another nail in the coffin for Middlesbrough town centre.
This year is the first time I have completed my Christmas Shopping without stepping foot in Middlesbrough Town Centre. This includes years when I was contracting and working all over the country.

I'm sad to say that Middlesbrough Town Centre has very little to offer and paying for parking doesn't help.

Remember the halcyon days where there were about 5 major department stores in Boro.
 
In fairness in terms of catchment it couldn’t be in any better place at the A19 A66 junction. Hasn’t the M&S got one of the highest footfalls in the country?

Same here, didn't go once. Nothing there to go for, unless you want a gamble, vapes or a haircut.
 
The shopping centre came before the junction remember - they had to build a new junction and change the road system.
Originally they wanted another exit leading up the side of Thornaby cemetary to the Mandale interchange as well, but that got kicked back due to the extra traffic that would end up in that part of Thornaby / Acklam and the flooding that regularly occurs there because it is a flood plain.
 
Yes, so ridiculous that it is massively popular compared to the easy to get to town centres.
It's popular because it's the only choice. Millions spent developing it and the transport modifications to suit. Millions having to be spent on looking for new uses for the existing town centres which are now full of empty shops.

I had you down for knowing the price of everything and the value of nothing. You haven't even got the price right on this one.

Its not the only choice, theres still shops in the town centre which people use reguarly. If Teesside park didn't open, town wouldn't be busy, people would just travel further for something similar because those little shops dont meet their needs.

Times change, I know you want to fight every SINGLE change tooth and nail but not everyone wants to pay for parking and go to little pokey town centre shops. Many wont even want to go to shops at all, and I know that upsets you too, but its a fact. Teesside park is easy to get to for residents of Stockton's various towns, and Middlesbrough and the shops are far larger plus it has decent leisure and food outlets. Very little reason to go to Middlesbrough apart from bars.

Next, M&S, Boots, Jd Sports, Currys, River island, a large supermarket etc etc

It seems that, over time, people had a choice and just preferred using the shops at TP rather than the town centre

Oh I see, the people closed the shops, not the shop owners. I didn't know that.
 
It’s called business and competition. The business model at Teesside Park is much better than the town centre which is why it’s more used.

People no longer going to the shops closed the shops. The owners didn't just sit there and go "my shops doing great, but Teesside Park is now open so I'll just close down this profitable enterprise and retire early"

Everyone used to shop in town because it was the only choice, other than going to another town, which was largely just the same shops over again. Shops were far smaller and consumers had less choice, no internet. Now you can either park for free and look round a big shop or pay to park, walk a good distance to a small shop and fend off beggars on the way, maybe do your best to not trip over the boro cycle lane if you've gone into town.

Town centre is far better utiliser for leisure, services and housing than it is large retail because the cost of large retail is high. Exceptions being large cities with excellent transport links and tourism/hotels as they can support big chains or independent stores, but not every town like boro can morph into Liverpool or Manchester.

People want easy shopping and majority will buy what they can online for less, but if going to a physical shop, free parking and a very short walk that's easy to get to for the majority will win over the town centre nearly every time, as is evidenced by the town centre whilst Teesside park is expanding and splitting stores up to fit more units in etc.
 
Teesside Park is soulless and always has been and always will be. It is just like Dalton Park. Zero independent shops and a nightmare to get in and out of. I avoid it at all costs. Shame as this town, is becoming like a ghost town.

If TP is soulless… What sort of atmosphere do you like when you’re doing your shopping? Did the town centre previously provide this?
