I'm not trying to do the town down I just can't see what the attraction will be to bring folk in from outside the immediate area.

Plenty of restaurant options on Teesside Park? I think you will find there are plenty in central Middlesbrough and when, as Rob says, more food and drink establishments open on CC Square, the choice will be even better.
As for car parking, I think that something could be done about the prices for CC Square multi story for the night time economy, and even if that doesn't happen, how much is a few hours parking going to add to the price of a night out for three or four people sharing a car?
For earlier visitors or those who live locally there is a Bus Station on the other side of the square and two taxi ranks, one outside the bus station and a huge one on Grange Rd.

Venues like these exist in other towns. Lane 7 in boro was popular but only in a small venue, they're getting a much bigger venue.
Realistically these Leisure things are probably aimed at a much younger demographic than the majority of this board.

I know everything about Middlesbrough and the surrounding areas. I was born there. It's not just one establishment that needs to be satisfied, it's a number of them. The Ski/Snow centre didn't get off the ground for a reason - lack of forecast footfall.
CC Square and the town centre is not like the Trafford Centre or the Metro Centre. The town centre is dead after 5:00pm midweek.
