How many points needed to stay in Premier League this season?

It always seemed to be 40 was seen as the magic figure , but it's seemed to be less.in recent seasons.
Is this because the top teams are sweeping up up more points?
And let's hope we need to be calculating the figure next season!
I've never quite worked out what the estimate to stay up should be - I'm just not clever enough!

It has not been 40 for many years.

35 / 36 is usually enough without much of a safety margin. This season I recon that will be even lower.
