Alright All

Any got a garden room and can recommend a company to supply and build one.

Looking to use it as a games room, pool table, Xbox type room with a bar(small) area as well.

I'd rather go with a recommendation than just someone I see local.

Not had a garden room extension but had internal walls removed to make a larger back room and BI-Fold doors installed. Can certainly recommend our builders, who project managed the work using his usual, electrician, plumber and plasterer. PM me for their number

Honestly fella, we have a builder guy who is superb.
He’s done two big jobs for us (x1 extension) and I recommended him to a neighbour and he did a huge extension for them and they were super happy.

Very reasonable, honest, good builder and he makes suggestions if he hits an issue. PM me for his details.
 
I’d recommend Garden Guys. The local landscaping company. They can build a bespoke room and project manage from start to finish.
Have a look on their Facebook and you will see some examples.

Check out Woodcraft Uk based in Hartlepool, they do sheds, summerhouses, garden rooms and custom designs to what you want. There’s limits you can go to size wise before you get into planning permission and build regs area like

I can’t see the point of a pub/man cave in your garden, unless you’ve been barred from the locals around you (in which case it might be time to address your relationship with alcohol). Two of my neighbours have them and no one uses them. A friend got one and has since divorced and moved house.

That said, if it’s a simple garden building, there are lots of options. We spent a couple of grand on a “reading room” which is a posh shed supplied and installed by Apex off Cargo Fleet lane and works for us.

I know a joiner who builds them as his primary business and they look amazing but can set you back £20K-£30K or more. Jacuzzi included. Depends what you have in mind, but spending that much on a wooden structure that will not last is bonkers.
 
From the people I know, the most successful ones are where they have been used as an office space so it give separation from the main house. The prebuilt ones with all the correct insulation and electrics in ready for use. Placed onto a concrete platform and then 'plugged' in.
Other mates have had them installed, done them so they look amazing as home bars etc but then only use them once or twice a year with a bbq. Normally, they are locked up and store the kids bikes in etc.
 
They're a fairly inexpensive way to add space to the house, but do need to be planned carefully so that they are actually used. They're usually not on the central heating system, so electric heating which is expensive - I've got some friends who didn't factor this in and they say it costs them a fair bit keeping it warm for the workday in conditions like we've had last few days, as even with insulation and double glazing etc, it's still an unheard building with 4 external walls & a roof exposed to the elements.

Yeah they won't last long term but a well built one you should get 20 years out of, a properly built outbuilding would cost much more.

Agree that having a garden bar is generally a waste, I've seen ones where sole have actual pumps put in, who wants all that chew? Perfect draft etc is an option, but they cost quite a lot in electricity to run and the beer isn't that cheap either. But for extra work space, working out space, summer socialising space etc they can be good. Not everyone has a home office or big enough space for those things.

Do they need planning ?
Is there a maximum height?
How much in square feet is allowed?
Is it a % of the garden?

Generally if they are not connected to the house, they will be permitted development so no planning is required.
