With all the bad weather we had a bit of damp in parts of the house - not unusual its over 150 year old
We've had 3 roofers in
There is no clear and obvious error on one thing - loft insulation needs sorting.

The rest?

Roofer No 1 - not sure what the problem is will need scaffolding up (he was acting a contractor for a big company who we know and trust) = £4600 then I can let you know

Roofer no 2 - sends a drone up, need a complete re roof = £17k which includes the scaffolding

We got a scaffolder to come and put some up for £1200

Roofer no 3 - need some air slates because you have condensation in the loft, the flashing on your chimney has gone and next door's chimney is leaking into your loft

Roofer no 1 returns (with the blessing of the big company he can quote just for him) - you've got a good roof, will last about 20 years. Flashing looks ok, next doors chimney looks ok, need some air vents and I can come and do them tomorrow for about £500

We're they all in a line this morning, ready to appraise and quote. Did any fights break out in the line? Roofer 1, u will quote on my first whistle!
 
We think no 2 was a traitor


No 1 is coming back tomorrow to do the job but
….. will he show up?

We too have good insulation levels but condensation can be a problem.

Please let us all know if the air vents do any good 👍
 
Also depends on what part of house was damp can be difficult to determine exactly where damp comes from

got a similar issue with condensation at the moment, this may be of some help!

I had some roof vents tile vents fitted a year or so ago. Still getting condensation / damp starting on some walls.

Even though there are high vents now fitted, it seems that if you don't also have some vents fitted in the lower eaves / soffits making an upward flow through of air, you may still have issues. Also check that your insulation is not jammed tight into the eaves and blocking any vents if you have some.
 
I’d never noticed condensation up there til we had the chimney stack removed recently.

How do you know if it’s condensation or a leak? Thats the bit I don’t get.

I used to be able to get a scaffold back and front for £200 as long as it was done in a week. He was a good lad, and gave him guvvies for years around 2014:)

Wouldn’t condensation be an even spread across surfaces making them damp to the touch as it is moisture coming out of the air whereas a leak would ‘run’ down a wall local to leak location etc rather than being a sheen across a full surface as it is water / rain ingress ?

That’s what two of our guys said and showed us the moisture all over the top of the loft.
It’s exacerbated in our because the edges of the Loft aren’t insulated at all - lots of hot air rushing up and colliding with the the cold air from the roof.
Depends if you mean by high vents you mean ridge vents if so then yes if vent tiles then no

Will check this out - not into the detail. One roofer was putting 3 in the other is putting 6 in.

Dunno. I’ve noticed a few drops of water up there on the boards. But not all in the same place and it doesn’t seem to be dictated by how heavily it rains etc.
