But remember the River Tees in Middlesbrough is not so close to the town centre but there are plans for lots of new housing near to it. But also the Middlesbrough reach of the Tees is very much still a working river with industry and yards on both banks around the Transporter.

It’s not all about the river either Rob. They had 2 struggling shopping centres the Castlegate and Wellington square. A lot of the shops from castlegate moved into Wellington square which is now really busy.
