Cladding issue

I am the leaseholder of a flat in London that I have been told will need all the cladding replacing at huge expense, probably in the millions! We've just been issued with a Section 20 notice by the Management agent of the building. I'm told that the current government legislation means that the leaseholders will need to foot the majority of the bill with some grant assistance from the government. Considering there are only 49 flats in the 12 storey tower it is a massive worry since the likely bill per leaseholder will be in the tens of thousands unless we can get further outside financial assistance. What about the freeholder and the developer? it seems that they get away with paying nothing, grossly unfair considering this was not any of the leaseholders making. The government have a lot to answer for in dropping us into the brown stuff at a massive height. Definitely not what I need when I'm also facing redundancy from my current job.

Is anybody in a similar situation and if so how are you handling it, would really appreciate any advice?

I definitely would not part with any money or sign any agreement at this stage without consulting a solicitor or the Housing Ombudsman. https://www.housing-ombudsman.org.uk/

Presumably when you signed the lease there was a Certificate of Fire Safety agreed by the Landlord. It is their responsibility.

The people of Grenfell Tower are still fighting 3 years later .

Everything was above board when we signed the lease 10 years ago unfortunately the new legislation has changed all the rules. I will definitely not be parting with any money until after receiving legal advice. I'm hoping the government sees sense and agrees that we should not be the ones who foot the bill but I'm not at all confident.

Thanks Fat Dragon, I will check them out. We have a Housing Association meeting tomorrow evening so will give me a chance to get prepared.
 
Even worse if you bought shared ownership. My lad bought 70% of a place with a housing association owning the other 30%. He pays rent to them for the 30% he doesn’t own.
Yet if the cladding or anything else needed doing he’d be responsible for 100% of the cost.
Thankfully their 8 story block had safe cladding.
bit of a worry though if something else major needs doing. Always assumed the developer, freeholder etc would have to pay a significant portion of the costs
 
I’m pretty sure the community in a cube owners in Middlehaven have been in the same boat for a while. Maybe someone on here can offer advice.
 
The billion pound government fund will be nowhere near enough to cover the total bill. Based on current legislation leaseholders will need to cover the cost of the shortfall which will be significant.
